In the quick-service category, acquiring pre-entitled, ready-to-operate drive-thru infrastructure has replaced traditional ground-up development as the primary growth vehicle.

A prime example occurred on September 1, 2026, when Arkansas-based 7 Brew Coffee won a court-supervised bankruptcy auction for 73 former Salad and Go locations. 7 Brew submitted a winning bid of $143.2 million—a $38.2 million premium over the $105 million stalking-horse offer from Dutch Bros. Supported by growth equity from Blackstone Inc., 7 Brew allocated $125 million to 49 premier locations at over $2.5 million per unit, while assigning $18 million to the remaining 24 sites. By acquiring these existing drive-thru layouts, 7 Brew bypassed a 12-to-24-month entitlement and construction window, securing site inventory to support its target of exceeding 1,000 units by year-end.

Conversely, heritage hotels in major markets like New York City continue to leverage cultural history as a defensive moat against market commoditization. Properties like The Algonquin Hotel, Hotel Chelsea, and the Library Hotel Collection utilize literary connections, specialized floor classifications, and historical food and beverage concepts—such as the iconic Monkey Bar—to maintain strong Average Daily Rates (ADR) and high occupancy without competing on price alone.

As the industry enters the final quarter of 2026, hospitality groups are structuring their physical assets to function as localized community hubs and high-throughput commerce centers.
